Doing an interest rate buy down – even a small one – makes so much sense, because the effective interest rate of a fully amortized loan is much higher for the beginning years of a loan. It’s actually compounded in a way where it’s higher at the beginning, and lower at the end.

So an interest rate buy down would have the same compounding effect making the savings even bigger for the first several years. With the average person staying in their home for 5-7 years, doing this just makes sense.

What a terrible way to be perceived.

There’s a reason for that though. It’s because the average agent simply doesn’t have the tools, systems, and team members that allow them to follow through on their promises. Agents know what’s expected of them, so they promise it.

The problem is that it’s just not possible for an agent to wing it, and do everything that’s expected of them.

At #EGS12, I’m learning that the average real estate agent sells only 8 homes per a year. This is barely enough income to live on, which means the average agent NEEDS every single sale he gets. In other words, he needs your home to sell more than you do.
